Mike Clarke Lived Up To His Reputation! We had a family owned tenanted property here in the East End and needed his expertise in having the tenants move out so we could clean the home up and make it presentable for sale. Mike did all the negotiating with the communication with the tenants in such a respectful way that they agreed to break their Lease early and move out, so we could get the timing of a peak market. He had a Pre-Home Inspection done and his Stager in to present the home in its best light to the biggest audience. We had over 60 showings and 7 Offers in 1 week and got us Top Price. I’d seen Mike Clarke’s name on countless sold signs and on some of the many flyers all home owners get in our mailboxes weekly, so when it came time to sell my house after 17 years I gave him a call. Before hiring Mike Clarke I researched other agents who specialize in my neighbourhood and met a couple in person. Then I spoke to two past clients he provided as references to hear about their experiences. I chose Mike because he showed great enthusiasm and expertise and I felt confident that in a high pressure offer situation he would have the ability to get the most out of the opportunity. He also emphasized that communication between client and agent was key. I agree. And he came through on that commitment. Mike and his team were very diligent and efficient in providing advice and arranging tradespeople to fix a few minor things, as well as booking an independent home inspection so buyers could make condition-free offers with peace-of-mind, and tasteful staging to maximize the home’s appeal. Lots of research and frank discussions with me went into deciding on the all-important listing price that was not too high and not too low but right in the Goldilocks zone. He was there to listen to my ideas and give me his expert advice without ever making me feel that I wasn’t in control. When the home was showing I received prompt texts and emails informing me of appointment times. When I received a preemptive offer he advised me but never pressured me to make the best choice, considering the possible result of the planned offer day versus the bully bid, so I felt confident that I was making the right decision in accepting it. For the many weeks after the sale until my closing date, Mike made sure to check in with me regularly to see if I had any questions or concerns and his staff was always quick to respond to anything I needed. Selling your home can be a hugely stressful situation since there is so much at stake, but throughout the process Mike Clarke and his staff made it as pleasant and as smooth as possible with quick and clear communication so I never felt that my needs were not being well served. First, let us apologize for the length of this review but we feel we need to truly express just how fantastic Mike Clark and his team are from a sellers perspective. Selling a home you live in can be stressful enough, but selling a home that you do not live in had us in fear. Mike took away our worries and guided us through the sale process with ease. Never did we leave a voicemail that was not promptly returned or an email unanswered. Mike was available to us what seemed like all of the time. Mike made the selling process of our tenanted home absolutely seamless; from ensuring our elderly tenants’ lives were disrupted as little as possible to even collecting their deliveries and bringing them into the house to avoid damage in the elements. Mikes concern for us in the selling of the house was paled by his concern and respect for the tenants’ comfort and safety in selling a house during these times. All said and done, and I’m sure these results aren’t typical, Mike was able to sell our house in 58 hours and for well over asking, setting a record on the street. When my siblings and I recently made the tough and emotional decision to sell our family home of 45 years, we were advised “to find a really, good agent.” Due to our inexperience, we knew we wanted to deal with someone whom we could trust. Mike Clarke was our first choice. Mike Clarke was a familiar, “HouseSold” name throughout Scarborough and East York. Candace Kaszas is the most amazing real estate agent and a real treasure. My wife Christine and I each had a home in the Gerrard-Woodbine area and we started our search for a shared retirement home back in 2018. Over the course of a year we searched ourselves and came across many likable agents who put us on their mailing lists and we attended showings from time to time. In January of 2019 we decided we would sell one of the homes and push a little harder in our search. Christine reminded me that she had met Candace years ago and had a feeling Candace would be the right match for making that sale happen. Candace was exactly that. I have to say I felt an instant ease with Candace, something that doesn’t come often for me. It does help that she found me a buyer for my “builder special” home in less than a week and I got an offer that was as good as I could imagine getting. With that, we were on a roll closing not long after on a great home on a quiet lane in Scarborough and later a quick sale of our second home. I found Candace to be a great educator and guide. She led us through an offer on one house and when the seller pushed for more, we counted on her experience to know when it wasn’t a good deal to pursue. When we were in offers on a home we really, really wanted, she just seemed to have a keen intuition on when to still shave a little more off the price in a counteroffer and still get the sale. On our journey, there were a lot of bumps. When the buyer for the first home wasn’t able to close, Candace was a fierce advocate communicating with the buyer and lawyers daily and providing financing options and connections to try to mitigate the problem. She was right by our side until it finally worked out. Then COVID arrived and we were in a panic at the need to sell our second home to be able to complete our pre-COVID purchase. Ever the tactician, Candace explained her recommended strategy, and by daily tracking of the market and sales, picked the optimal day to list just prior to a tipping point in available listings at a time where annual trends did not apply. How she lined up 56 showings in two days, I still don’t know. What I do know is that she brilliantly set the stage for several bully offers that drove an exceptional sales price. We are well aware that that exceptional price was also in part due to the excellent advice on home prep and staging that she gave, both herself and with the staging consultant she provided. For us, Candace was a blessing...someone I felt I could implicitly trust and someone who became like family. I trust you value her as much as we do. Please convey our thanks to her again.
